Why West London buildings need fire damper testing
The concentration of hotels, logistics sheds and offices around the Heathrow corridor and Park Royal gives West London an unusual density of mechanical ventilation — and with it, of fire dampers that have to be found, tested and recorded.
The Heathrow corridor
The Bath Road and the roads around the airport perimeter carry one of the densest clusters of hotels in the country, almost all of them open around the clock, with large kitchens, conference suites and bedroom corridors served by long runs of mechanical ventilation. Behind them sit the cargo, freight-forwarding and distribution buildings of Hayes, Feltham and the airport's southern side, along with business parks such as Stockley Park. Hotels mean testing floor by floor around occupancy; warehouses mean dampers set high in long horizontal duct runs, reached by access platform.
Park Royal and Old Oak
Park Royal is London's largest industrial estate and one of the largest in Europe, with a heavy concentration of food manufacturing, catering production, distribution and studio space. Those uses generate exactly the ductwork that hides fire dampers: process extract, cold-store and kitchen ventilation crossing compartment walls between units, often altered by successive tenants. The density matters — many units on one estate means a lot of dampers that no single occupier has a full record of. The surrounding Old Oak regeneration area is adding a new generation of tall residential and mixed-use buildings alongside it.
Hammersmith, Ealing, Chiswick and Brentford
West London's commercial office stock runs from Hammersmith Broadway through Chiswick Park to Ealing Broadway and the Great West Road in Brentford — a mix of 1970s–90s office blocks on their second or third refit and newer air-conditioned buildings. Refits are where dampers go missing: ductwork is rerouted, ceilings are replaced and dampers end up boxed in or disconnected from their access panels, so a survey against the current layout comes before any testing.
White City and the healthcare estate
White City has been rebuilt around the former BBC Television Centre, Imperial College's White City campus and Westfield, producing post-regeneration mixed-use blocks where residential, retail, laboratory and office space share plant and risers. West London also has a substantial acute hospital estate — Charing Cross, Hammersmith, West Middlesex, Ealing and Hillingdon among them — where testing follows HTM 03-01 and is planned around clinical use.
How the testing works
Wherever the building is, the method is the same: we locate and register every fire damper, physically drop-test each one to confirm it closes, repair or replace any that fail, and issue full certification — in line with BS 9999:2017 and HTM 03-01, at intervals not exceeding 12 months. Common questions
Can you test dampers in a hotel that never closes?
Yes. Around Heathrow most hotels run at high occupancy all year, so we test floor by floor or wing by wing, coordinating with housekeeping and front-of-house so rooms come back into use the same day.
We're one unit on Park Royal — do you work on multi-let industrial estates?
Yes. On multi-let estates the dampers serving your unit can sit in shared walls or ductwork altered by previous tenants, so we locate and register them against your current layout first, then drop-test and report on the ones you're responsible for.
Do you have engineers in West London?
