Our team is based in London, so every one of the capital's 32 boroughs and the City of London sits inside our normal working area, along with the full M25 corridor out to the home counties. Damper testing is planned compliance work, so London sites are surveyed and tested to an agreed programme rather than fitted in around long-distance travel.

Why London buildings need fire damper testing

Almost every type of building that relies on fire dampers is in London in quantity: residential towers and mixed-use blocks, City and Docklands office towers, a very large NHS and university estate, hotels, transport buildings, and listed and conservation-area property with ventilation retrofitted into fabric that was never designed for it. The variety is the point — one week can mean a 1960s council block, a glass office tower and a Victorian hospital wing, each with its own ductwork layout and its own access problems.

The regulatory picture

London also has a large share of England's higher-risk buildings — residential blocks at least 18 metres or seven storeys tall — which since the Building Safety Act 2022 must be registered with the Building Safety Regulator and have an accountable person keeping a 'golden thread' of safety information. The Fire Safety (England) Regulations 2022 and the Fire Safety Act 2021 tightened the responsible person's duties under the Fire Safety Order, and in the capital that order is enforced by the London Fire Brigade. In practice, a dated test certificate is no longer enough on its own: owners and managing agents need a damper register that identifies each damper by location, records its test result and shows what was done about any failure, in a form that can sit inside the building's safety file.

Why damper work in London is different

Access is the defining problem. Plant rooms are often in basements or on roofs reached only by goods lift, risers run the full height of tall buildings, and ceiling voids in older central-London stock are congested with decades of added services. Mixed-use blocks put residential floors above commercial podiums with different responsible persons for each, so the ductwork — and the dampers in it — has to be mapped against who owns what. Loading bays, parking suspensions and building-management sign-off all have to be arranged in advance, and many buildings simply never close. How the testing works

Wherever the building is, the method is the same: we locate and register every fire damper, physically drop-test each one to confirm it closes, repair or replace any that fail, and issue full certification — in line with BS 9999:2017 and HTM 03-01, at intervals not exceeding 12 months. Do you cover the whole of London?

Does the Building Safety Act change what we need from damper testing?

It changes the paperwork more than the test. The drop test itself is the same, but in a higher-risk building the results need to be traceable to each damper and kept as part of the golden thread, so we issue a full register with every damper located and its outcome recorded.

Can you test out of hours to avoid disrupting a live building?

Yes. Much of our London work is in occupied offices, residential blocks and healthcare buildings, and we plan testing around operational hours wherever it's needed.
