Overview

A comprehensive survey and maintenance programme for 1,000+ fire dampers across 54 buildings — laboratories, lecture theatres, offices and libraries. The dampers had never been serviced, so we built a complete asset list from scratch and assessed every damper's condition.

Challenges

  • Occupancy coordination across diverse building schedules, especially sensitive labs.
  • Scale — an accurate, up-to-date record across 1,000+ dampers and many building types.
  • Fire-stopping gaps — many dampers lacked sufficient fire-stopping.

Outcome

A full asset list and detailed condition reports with prioritised remedials. Fire-stopping and compartmentation surveys were carried out by our Technical Director — one of only 15 registered fire-stopping inspectors in the UK. Strong delivery led to a contract extension and additional ventilation cleaning.
