Overview

We sample 330 ventilation systems and drop-test 694 dampers across four campuses, building a new and accurate asset register where previous contractors had documented damper locations and condition inconsistently.

Challenges

  • Disjointed records — a new asset register with every damper tagged.
  • Accessibility — hard-to-reach dampers needing MEWPs and scaffolding, coordinated around high-traffic areas.
  • Compliance & remediation — replacing fusible links, fitting access doors and replacing dampers as needed.

Outcome

After two years of testing and remediation, 200+ dampers brought into compliance, with CAD drawings and a real-time digital portal for audits — and zero health-and-safety incidents across the contract.
